Vacant Land Deals in South Fork, CO,

As summer rapidly approaches we are seeing some extreme values starting to crop up in the vacant land market. Most of the real estate activity thus far in 2010 has been in the home sector under $250k. We are starting to see a few solid values now in the vacant land sector along with relatively low construction costs.

Here is a prime example: I currently have a fairway golf course lot in Cliffside listed at $55K http://www.beaumeyer.com/node/168. I can set up a package for someone to purchase the property and build a 1,600-1,800 sq. ft home with a 2 car garage for a total price in the range of $250k-$295k (house & lot range varies with lot and home upgrades). When you start looking at home in the golf course you struggle to find anything under $300k. The point is I can sell you a lot and build a new house for less than you can find anything on the golf course that is an existing structure. There are some nice homes on the market, and I am not indicating the absence of value. I want to make an illustrated point of how a great lot value and lower construction costs allow customers to gain instant equity in a new structure.

We are starting to see some great deals on vacant land and construction prices are lower than they have been in years. The properties below are deemed as a few of the best values in my opinion, and clients should determine their own perspective of value.

Tip of the Month: Customers that find properties and negotiate before the end of June typically receive some of the best deals of the year. They are often the only offer Sellers have seen in a long time after the slow winter season. As the summer season progresses people pick through the better values, while the early season buyers have more deals to choose from. I say this every year, and a few of you take advantage of this opportunity.
