Ready to buy?

Here are a few quick tips that I recommend to help you in your buying process to ensure it is smooth and you get the best deal.  After all everyone that is buying wants a hassle free experience and a great buy. 

1. You have found an agent that has experience and a solid knowledge for the specific market you are buying in?

-Don't be fooled by the part time agent that lacks knowledge and is eager to sell you the first property you show interest in.  You need to review your options before you rush in.  This means that you may be interested in a home, thus you should view homes, and examine new lots and the prospect of new construction.  Educate yourself on the options.

2. Is your financing in order?

-This is a question that everyone should have taken care of before you make an offer on a property.  There is not a need to get the "cart ahead of the horse".  Why would you make an offer on a property without having your financing options lined out?  If you do this you are wasting your time, and to be honest I don't let my clients do this.  You need to have this taken care of early on.  It allows you to know what price of property you can afford and it will maximize your leverage in negotiating when you can bring out the pre-qualification letter in an offer.  If you need some local banks please contact me and I will be more than happy to provide you with this information.  It is great to have dreams, but it takes real money to make them happen.

3. When do buyer(s) have the greatest amount of leverage in negotiating?

-Everyone asks me when I believe the best time to buy occurs.  I always tell them it is always between November through April.  The reason a buyer has the greatest leverage is sellers know the heaviest sales months of the year occur July through October.  They are optimistic that an offer will be made.  Everything is beautiful and their emotional business spirits are high.  The winter months see little action and you will most likely be the only offer around.  It is a long time to wait until things "Green up" and life improves.  If you hit a seller with a live offer they are forced to make some really tough decisions even if the offer is lower than they want to take.  I tell my clients about this leverage scenario all the time, and very few of them take advantage of this.

4. Is this the best deal I can get?

-Every client has a fear they will buy a property and wait 6 months only to find out they could have received a better deal.  Everyone suffers from some "post-purchase Blues."  If you have done your homework and find a property that fits your dream, budget, and needs it is time to buy.  You can be like a lot of people waiting for the very bottom of the market only to wake up and realize you missed your chance and the Sellers are now demanding more money.  There are plenty of people that say "I should have bought back then, but I didn't".  Remember most people like to talk about it and the business tycoons actually act.
